Luxury vinyl plank — LVP — is the floor we install more than anything else in Treasure Valley homes right now, and it’s not hard to see why. It looks like hardwood, shrugs off water and dog nails, and goes in fast. But it’s not the right answer for every room, and the installed price swings a lot depending on the product and your subfloor. Here’s the straight version.
What LVP costs installed in the Treasure Valley
For a quality rigid-core (SPC) plank, installed professionally in the Boise/Nampa area in 2026:
- Material: roughly $2.00–$4.50 per sq ft for a good mid-grade plank with a 20-mil wear layer
- Installation: roughly $1.50–$3.00 per sq ft depending on layout, stairs, and trim work
- All-in: most whole-room and whole-floor projects land between $5 and $9 per sq ft installed, including underlayment/pad where needed and baseboards
Extras that move the number: removing and disposing of old flooring, subfloor leveling, stairs (priced per step), and transitions. A written quote should itemize those — if a bid is one lump number with no breakdown, ask questions.
Where LVP shines
- Kitchens, baths, laundry, and entries — waterproof core means spills and snowmelt aren’t emergencies
- Basements — goes directly over concrete where solid hardwood can’t
- Rentals and family homes — takes tenant and kid traffic without refinishing, ever
- Whole-house continuity — one floor through living areas, halls, and wet rooms with no transitions
Where something else wins
- Real hardwood still wins on resale feel in higher-end living rooms and bedrooms, and it can be refinished instead of replaced.
- Tile wins in showers and anywhere radiant heat and a permanent, grout-sealed surface matter.
- Sheet vinyl or laminate can beat LVP on pure budget for a quick rental refresh — though laminate gives up the waterproof core.
The part nobody brags about: prep
LVP is a floating floor, and it telegraphs what’s under it. A subfloor that’s out of flat will flex, click, and eventually break locking joints. A good install starts with checking flatness and grinding or leveling where needed. This is the difference between a floor that feels solid for 20 years and one that feels hollow by spring — and it’s where the cheapest bids quietly save their money.
How long does an install take?
A single room is usually a day. A whole main floor typically runs 2–4 days including trim, depending on size and how much leveling the subfloor needs. You can walk on it the same day — no cure time, no moving out.
